Why should I make a listing for Book Jersey Shore?
Listing on Book Jersey Shore is always free, but the early listing promo will not be around forever.
During the early listing promo, you earn platform points just for signing up and even more for creating an eligible listing. Those points are applied toward Pro features like contract sending, e-signing, payment tracking, and check-in workflow tools.
Your account and listing point history may also matter for future platform benefits as Book Jersey Shore grows.
The sooner you create an eligible listing, the more you can benefit.
How does the referral program work?
Hosts can share their referral code or link with other Jersey Shore hosts.
For each referred host account, the referrer earns 100 platform points when that host publishes their first eligible listing. The new host earns 50 platform points for that first listing.
Additional listings from that same referred host do not repeat the referral reward, but different referred host accounts can each qualify.
Referral points are platform benefits meant to help hosts get more value from Book Jersey Shore as the platform grows.
What makes Book Jersey Shore different from other local listing sites?
Book Jersey Shore combines free public listings with a direct-booking workflow built for hosts who want more value and more control.
Local listing sites mostly help guests find rentals. Book Jersey Shore also helps hosts manage what happens after a guest is interested: messaging, rental agreements, e-signing, payment tracking, check-in details, and booking records.
The goal is to give hosts a top-notch public listing they can easily share by default, then offer competitively priced tools to help manage the booking itself without forcing hosts into a closed marketplace.
Will I get bookings from Book Jersey Shore right away?
Book Jersey Shore is brand new, so hosts should not expect steady guest traffic on day one.
Early hosts should think of it as a free public listing, a clean direct-booking page they can share anywhere, and a better way to organize direct rentals.
As more hosts list and share their pages, the site becomes more useful for guest discovery too.
Is Book Jersey Shore a replacement for Airbnb, Vrbo, or local listing sites?
Not necessarily. Many hosts will use Book Jersey Shore alongside the channels they already use. The difference is that Book Jersey Shore is built for direct bookings: free public listings, direct guest communication, agreements, payment records, and stay details without forcing the whole relationship through the platform.
How does Book Jersey Shore fit legally with direct bookings?
Book Jersey Shore is designed around two familiar ideas: a public listing marketplace and optional integrated tools for agreements, e-signing, payment records, and stay details.
The host and guest remain the parties to the rental agreement. They decide the terms, how they communicate, and how payment is handled.
If a host and guest choose to use Book Jersey Shore's agreement and e-signing tools, the platform helps organize the booking communication and preserves the related records.

Will listing always be free?
Yes. Publishing a listing on Book Jersey Shore is free.
Host-to-guest messaging is free too, and we do not block you from sending guests to your own website, email, or phone.
Paid Pro tools include contract sending and e-signing, booking management, payment tracking, and check-in workflow tools. Eligible early listings can receive access to those tools through the early listing promo.
Do I need a credit card to create a listing?
No. You do not need a credit card or payment method just to create and publish a listing.
How do hosts get paid?
However the host and guest agree. The payment terms belong in the rental agreement between the two parties.
Payments stay between hosts and guests. Book Jersey Shore does not process, hold, or disburse rent payments.
How is Book Jersey Shore involved in the payment process?
Book Jersey Shore can still help with one of the least favorite parts of direct booking: payment reminders and payment records.
Based on the payment schedule in the rental agreement, the platform can help remind guests when payments are due and help both sides track what has been sent and received.
That can save hosts time, keep records in one place, and make reminders feel less personal or awkward than another follow-up text from the host.
Longer term, optional crypto wallet integrations are planned for the still-rare but growing case where both the host and guest want to transact on-chain. The core model stays the same: payment terms are between the host and guest.
Do you block off-platform communication?
No.
By default, your public listing does not expose your personal contact information. You decide what to share, in your listing description, in messages, or not at all.
You can share your own website, email address, phone number, or other contact details through the listing description or through messages after vetting guests.
We generally recommend not putting a personal phone number or email directly on a public listing unless you are comfortable with it being visible on the open web.
Can I still use my own website, realtor, Vrbo, or Airbnb?
Yes. Book Jersey Shore is meant to add another direct-booking surface, not force you to replace what already works.
You can keep using your own website, realtor, Airbnb, Vrbo, local rental sites, repeat-guest lists, Facebook groups, or any other channel you already use.
One advantage of Book Jersey Shore is that once you have a relationship with a guest, it becomes easier to book directly with them again in the future.

What happens after a guest is interested?
That is where Book Jersey Shore is different. Instead of sending the guest into a chain of texts, PDFs, emails, payment reminders, and check-in messages, hosts can keep the booking details organized around one stay.
What are the paid tools for?
The paid tools help hosts manage the direct-booking process after a guest is interested.
They are designed for rental agreements, e-signing, booking records, payment tracking, check-in details, and keeping the important stay information tied together.
You can still keep a free listing and use free messaging without using the paid workflow tools.
What do the contract and e-signing tools do?
Hosts can create reusable rental agreement templates, send agreements to guests, collect electronic signatures, and keep signed records tied to the stay.
It is meant to replace scattered PDFs, email threads, separate signing tools, and manual recordkeeping with one cleaner booking record.
What does payment tracking mean if Book Jersey Shore does not collect rent?
Payment tracking helps hosts keep a record of what the host and guest agreed to, what is due, what has been marked as sent, and what has been confirmed as received.
From years of managing short-term rentals, we know payments can be one of the biggest headaches. It is easy to end up asking yourself: "I think that guest paid me... was it by check, Zelle, PayPal, or something else?"
On Book Jersey Shore, guests can receive payment reminder emails with a link to mark a payment as sent and include how they sent it.
Hosts can then confirm when the payment was received. If a host marks a payment as received first, the guest's record can update too.
The goal is to save hosts time, keep payment records in one place, and reduce awkward follow-ups. A reminder from an automated booking platform can feel less like nagging than another personal message from the host.
Book Jersey Shore does not collect or control the rent payment itself.
What kind of check-in help is included?
Hosts can keep check-in details and stay instructions connected to each listing.
If enabled, any stay marked fully paid will automatically have those details shared before arrival.
Do I have to use the contract or e-signing tools?
No. You can use Book Jersey Shore as a free listing and messaging page only if that is what you want.

Can local agencies list rentals too?
Yes. Local real estate agencies and property managers can list rentals on Book Jersey Shore.
Agency and brokerage relationships can be different from individual-host listings because agencies often bring multiple properties, existing workflows, and different support needs.
We are open to early agency partnerships, including conversations about listing support, workflow fit, existing rental inventory, and possible integrations.
Can someone help me create a listing?
Yes. While we are getting started, we are offering to help early hosts set up their listings.
Send us the photos and details you want used, using materials you own or have permission to use, by email, text, Google Drive, or whatever is easiest, and we can create a starter listing for you.
When it is ready, you will get an email to set your password, review the listing, and make any changes.
