Contract-first bookings and marketplace protection programs

Airbnb's AirCover and Vrbo's Book With Confidence Guarantee are marketplace protection programs governed by each platform's policies, claims processes, and eligibility terms. Book Jersey Shore uses a different model: put the parties' terms in one agreement and preserve the completed document and its recorded signing events.

What a contract-first workflow records

• A stay that uses the platform signing flow can be anchored by a signed rental agreement rather than only a marketplace policy document. Hosts can instead record that a booking uses an off-platform contract.
• Terms are in writing and timestamped: price, dates, house rules, deposits, cancellation windows, addenda.
• The signing record preserves the submitted name and source, disclosure version plus server timestamp/IP address/user-agent for the consent request, and separate field timestamps and capture methods. These records do not independently verify identity. See how signing works →
• After all required signatures are captured and final artifact generation succeeds, registered booking parties can access the current completed PDF in the app. For an eligible external signer who has not claimed an account, the platform starts an email delivery attempt containing a time-limited read-only link; provider acceptance and inbox delivery are not guaranteed. The PDF includes an appended factual execution certificate with the contract ID and completion timestamp.

How marketplace protection programs differ

Marketplace protection programs and rental agreements serve different roles. Program outcomes depend on platform policies, claims review, and eligibility requirements. Practical differences include:

• Resolution depends on a third-party process outside the underlying contract.
• Refunds and deductions are shaped by platform policy as much as the agreement between host and guest.
• Service fees, occupancy taxes, and cleaning charges can re-shape the final economics.
• A host's access to guest account details and repeat-booking controls depends on the marketplace's account and privacy policies.

How the Book Jersey Shore workflow is structured

• Host and guest sign directly; Book Jersey Shore is a facilitator, not a broker or a party.
• Pricing and payment terms are written into the contract so both sides know the structure before they commit.
• Explicit carve-outs for deposits, damages, and cancellation windows inside the document.
